1. Identify Your Warm Market

Your existing network is extensive. Look at the people liking and commenting on your social media posts. Watch who views your stories. Consider your college alumni, your high school friends, and the parents involved in your children’s activities. Think about the 50 people who must attend your wedding. That group represents your warm market. These are individuals who will gladly pick up the phone when you call because they already know and respect you.

2. Use a Direct Referral Framework

Once you compile your list, you can pick up the phone to ask for a favor. People naturally want to be helpful, and asking them for an introduction is a low-barrier request.

Here is how to get mortgage referrals using a simple framework. Let your contact know you are getting refocused and doubling down on your business. Ask them how they are doing and what they are currently excited about. Next, explain that you are working to grow your network and would love to meet a few more top-tier professionals before the end of the year. Ask who they know who is a great CPA or financial advisor. By asking for a specific profession, their brain will easily pinpoint one or two individuals.

3. Execute the Triangle of Trust

Once your warm connection provides a name, you execute the next phase of your personal branding for loan officers called the triangle of trust. Because you share a mutual connection, the person on the other end is highly likely to take your meeting. They want to maintain a positive relationship with the friend who referred them.

Let the new contact know that your mutual friend speaks highly of their practice. Explain that you are in the mortgage business and looking to partner with a growth-oriented professional. Ask to bring them a coffee and chat for 30 minutes. When you sit down with them, ask about their business. Find out how they prefer to receive referrals. Bring enthusiasm and excitement to the table.
